This guide walks through the typical timeline for a residential floor sanding project in Brisbane, what affects the duration, and how to plan around the process.

Typical Floor Sanding Timeline

For an average-sized Brisbane home (approximately 60-100 square metres of timber flooring), here’s what a typical floor sanding and finishing project looks like:

Day 1: Preparation and Sanding

  • Preparation — checking for protruding nails, inspecting the floor condition, and setting up equipment (30 mins to an hour)
  • Coarse sanding — first pass with coarse-grit sandpaper removes the old finish and surface damage
  • Medium and fine sanding — progressive passes smooth the surface and prepare the timber
  • Edge and detail work — sanding along walls, around door frames, and in corners
  • First coat of finish — applied once the floor is sanded smooth and cleaned

Day 2: Second Coat

Once the first coat has dried, the floor is lightly sanded between coats, cleaned again, and the second coat applied.

Day 3: Final Coat and Completion

Light sand, clean, and apply the final coat. For most residential jobs, three coats of polyurethane provide optimal protection and appearance.

What Affects How Long Floor Sanding Takes?

Floor Area

Floor Condition

A floor in good condition is faster to sand than one with multiple layers of old paint, deep scratches, adhesive residue from removed carpet, or uneven areas.

Repairs Required

Minor repairs (nail punching, small gap fills) are usually done on day one. Major repairs (board replacement, structural work) may add a day to the project.

Finish Type and Drying Time

  • Water-based polyurethane — dries to touch in two to four hours. In Brisbane’s warm conditions, two coats can often be applied in a single day.
