Our Floor Sanding Process & How Long Floor Sanding & Polishing Takes:

The timeline for completing a floor sanding and polishing task in Brisbane can fluctuate based on the project’s scale and intricacy. Typically, Standard Floors can be accomplished in 2-3 days, factoring in the required drying time.

On Day 1

All sanding, including punch and putty application, followed by the first two coatings. The first layer, a high solids primer, requires about 1 hour of drying time. The second layer, Polyurethane, takes 12-48 hours to dry.

On Day 2
or Day 3

We perform spot punch & putty, light sanding, vacuuming, and wipe the entire floor with a damp cloth thrice. The final coat is then applied, requiring a 24-hour drying period.

Despite the size of the project, the average floor in Brisbane and neighboring regions measures about 60m2 – 85m2; even smaller floors require a similar 2-3 day timeframe due to the inability to apply all three coats in a single day.

Additionally, you may need to vacate your home for a few days after completion if you’ve opted for a finish that emits potent fumes.
Even without leaving your home, it will still take several days for the finish to dry completely before you can use the rooms again. Once you’ve chosen your preferred finish, we can guide on the necessary waiting periods.

At Max Francis Quality Floors, you work directly with Max and Kyle Francis, so you know your job will be done right the first time.

Frequently Asked Questions

How dusty is “dust‑free”?

Our industrial extraction dramatically reduces airborne dust during sanding. We also seal work areas and perform a detailed cleanup on completion.

Water‑based polyurethanes are low‑odour and quick‑curing; solvent‑based can offer extra toughness; hard‑wax oils provide a natural look and are easier to spot‑repair. We’ll recommend based on timber species, traffic, and gloss preference.

Light foot traffic is typically permissible the day after coating; we’ll confirm specific walk‑on and furniture/rug timelines in writing for your specfic coating type.

Yes. We’ll include repair options and allowances in your itemised quote.
