What to Expect During Floor Sanding in Brisbane

Timber floor sanding equipment at work

Floor sanding disrupts access to the rooms being restored. The exact sequence and re-entry times depend on the floor, repairs, coating and site conditions, so agree on a room-by-room plan before work starts.

Before the crew arrives

Remove furniture, rugs, curtains that reach the floor and small items from the work area as agreed in the quote. Confirm who is moving heavy appliances. Keep children and pets away from equipment, open coatings and rooms closed for curing. Discuss power, parking, access and any known loose boards or old coatings.

Dust-controlled equipment reduces airborne dust, but sanding is not a zero-dust process. Protect nearby belongings and ask the contractor how doorways and ventilation will be managed.

During preparation and sanding

The contractor may inspect and repair boards, set fixings, sand through a suitable sequence, work edges separately and clean the surface before coating. The number of passes depends on the condition of the timber. Avoid entering the work zone while machines are operating or the coating is being applied.

If unexpected stains, thin boards or damage appear, ask for a revised scope before extra work proceeds.

After coating: use the actual product guidance

“Touch dry,” light foot traffic, furniture return, rug placement and full cure are different milestones. Their timing varies between coating systems and with temperature, humidity and ventilation. Ask for the product name and written aftercare instructions for the finish used on your floor. Do not rely on a generic one-day or one-week rule from an article.

Until the contractor confirms it is safe, keep traffic, water, pets, furniture and rugs off the new surface. When furniture returns, lift it rather than dragging it and use suitable protective pads.

Plan access around the work

If the work covers your only kitchen, bathroom access route or bedroom, discuss a practical temporary arrangement before booking. A full-house project may require staying elsewhere; a contained room may allow you to remain at home. Do not assume either without an access plan.
