Commercial floor sanding, repairs & refinishing

Planned around the way your site actually runs

Commercial timber floors need a different level of planning from residential work. Access, trading hours, other contractors, furniture and the date the space must reopen all affect the sanding and coating programme.

Quality Floors provides commercial floor sanding, repairs and refinishing across Brisbane. We assess the floor on site, explain the practical options and prepare a written scope so your team can plan around the work.

Call Max on 0411 883 249, phone (07) 3345 2097, or request an assessment.

Where we work

Commercial spaces we can assess

We work with timber floors in a range of commercial and community settings, including:

Offices, studios & shared workspaces

Retail shops & showrooms

Cafés, restaurants & hospitality venues

Halls, schools & community facilities

Gyms, studios & recreation spaces

Function rooms & places of worship

Every site is assessed on its own requirements. Tell us about the normal traffic, furniture, cleaning routine and access restrictions so the proposed finish and schedule match the way the space is used.

How it works

Our commercial floor sanding process

01

Site assessment

We inspect the timber, existing coating, wear, damaged boards and access. For engineered timber, we also need to establish whether the wear layer is suitable for sanding.

02

Written scope and schedule

The quote describes the preparation, repair allowances, sanding, coating system and timing assumptions. If you have a fixed reopening date or building-management requirements, share them during the inspection so they can be considered in the plan.

03

Preparation and dust control

The work area is prepared before sanding begins. Our sanding equipment uses extraction at the source to reduce airborne dust. No sanding system is completely dust-free, so isolation and site preparation still matter.

04

Sanding and repairs

The existing finish is removed through progressive sanding. Edges and detailed areas are prepared separately, and suitable board, gap or fixing repairs are completed as agreed in the scope.

05

Coating and handover

The chosen finish is applied to the agreed specification. We provide the relevant walk-on, furniture and full-use timings for that coating, together with care guidance for the finished floor.

Access & scheduling

Work planned around business access

Access, trading hours, other contractors, furniture and the date the space must reopen all affect the sanding and coating programme. Tell us the available access windows and any fixed reopening date during the assessment — we will explain what is practical for the floor area, repairs and coating system before the work is booked.

The programme must include sanding, preparation, each coating stage and the specified drying time. Your quote will set out the expected dates and use restrictions.

Timber floor sanding and polishing Brisbane by Quality Floors

Choosing a finish for commercial use

Traffic is only one consideration. Appearance, odour, maintenance, cleaning products and the time available before reopening can all affect the choice.

Quality Floors works with water-based polyurethane, solvent-based polyurethane and hard-wax oil systems. We explain the advantages and limitations of the suitable options for your floor rather than assuming one finish is right for every venue.

Full sanding or a maintenance recoat?

A worn commercial floor does not always require sanding back to bare timber. If the coating is suitable and the timber below is sound, a maintenance buff and recoat may be an option. Floors with deep wear, coating failure, damaged timber or an incompatible surface may need a full sand.

The decision is made after inspection. See our floor polishing Brisbane page for more about maintenance work, or our floor sanding servicespage for the full process.

Plan the reopening

Separate access, coating and reopening decisions

Before work starts

Identify the site contact, clear work areas, access windows, adjacent trades and any required documentation. Confirm which rooms can be isolated and whether staged work is practical.

Before the space reopens

Ask separately about staff access, furniture, equipment, public traffic and cleaning. A coating ready for light foot traffic may not yet be ready for the normal load of a busy venue.

Use our timing guide to prepare the handover questions and compare the complete written scope before booking.

Faster, more accurate scoping

What to include with your enquiry

To help us assess a commercial project, send:

  • The site address and approximate floor area
  • Photographs of the general floor and damaged areas
  • The type of premises and usual floor traffic
  • Access restrictions or building-management requirements
  • Furniture or equipment that must be considered
  • Any fixed closure or reopening dates

You can attach up to three photos through the quote form. We will confirm what else is needed during the site assessment.

Commercial floor sanding FAQs

Straight answers on commercial floor sanding

Can commercial work be planned around business access?
Yes. Tell us the available access windows and any fixed reopening date during the assessment. We will explain what is practical for the floor area, repairs and coating system before the work is booked.
How much does commercial floor sanding cost?
Pricing depends on floor area and condition, repairs, access, the finish and any staging requirements. We inspect the site and provide a written quote for the proposed work.
How much downtime is required?
It varies with the scope and coating. The programme must include sanding, preparation, each coating stage and the specified drying time. Your quote will set out the expected dates and use restrictions.
Can you sand engineered timber in an office or shop?
Possibly. The timber wear layer needs to be suitable for sanding. We inspect it before recommending a full sand, a maintenance recoat or another approach.
Is the process dust-free?
No sanding process is completely dust-free. We use dust-controlled equipment with extraction at the source and plan the work area to reduce dust movement.
