Where Floor Sanding Fits in a Brisbane Renovation

Floor sanding is often planned after major dusty and wet trades, but the right order depends on the work being done and access to the timber. Agree on the sequence with your builder and floor contractor before dates are locked.

Decide what must happen before sanding

Board replacement, plumbing leaks, structural repairs and work that changes thresholds should generally be resolved before the final floor finish. Discuss how kitchen cabinets, skirting, door trims and painting will meet the finished floor. Some projects need preliminary floor preparation before cabinetry and a final coating later; others can be completed in one phase.

Do not assume “floors always last” applies to every renovation. The main aim is to avoid trapping moisture, damaging a new coating or leaving inaccessible strips.

Plan the handover between trades

If other trades must cross the floor during work, agree on access routes and protection. Tape, non-breathable coverings and grit beneath sheets can mark some fresh finishes.

Allow for inspection and changes

Hidden damage, moisture and uneven boards can change the schedule once coverings are removed. Keep a contingency in the project plan and confirm the actual work dates once preceding trades and the floor condition are known.
