Why these three markets are different
SE Queensland looks like one big region on a map, but for timber floors, three distinct markets sit within it. Each has different climate stress on the timber, different home types, and different consumer expectations.
- Brisbane — large established city, mix of pre-war Queenslanders and post-2000 family homes, moderate humidity, urban traffic dust
- Gold Coast — coastal, high salt-air, mix of beachfront apartments and inland family homes, peak humidity and UV
- Sunshine Coast — subtropical, higher rainfall, more architect-designed coastal homes, higher-end finish expectations
Floor sanders quoting across all three regions need to adjust for each market. A cheap Brisbane quote doesn’t always travel.
Brisbane — established urban market
Building stock
Roughly 60% pre-1980s homes (lots of Queenslanders with original hardwood) and 40% post-2000 builds (engineered or solid blackbutt/spotted gum dominating). Restoration work is the bigger share of the market.
Climate impact on floors
- Humidity: 60–85% summer, 40–60% winter — moderate by SE QLD standards
- UV: high but mostly buffered by trees and urban shade
- Storms: October–March, occasional water-ingress damage
- Indoor temp: subfloor airflow keeps Queenslanders cooler, helping finish life
What this means for finish choice
Most Brisbane homes get water-based polyurethane (covered in our Queenslander finishes guide). Solvent-based for kitchens and high-traffic. Hard-wax oil for heritage homes.

Gold Coast — coastal market
Building stock
~40% beachfront apartments (often engineered overlays, limited sandability), ~60% inland family homes (similar stock to Brisbane). Less restoration work, more new-finish jobs after refurbishments.
Climate impact on floors
- Humidity: 65–90% summer, 50–65% winter — higher than Brisbane
- Salt air: aggressive on hardware, plus potential salt deposits on floors near open balcony doors
- UV: highest in SE QLD, especially in north-facing high-rise apartments
- Sand traction: feet bring beach sand in — accelerates finish wear faster than inland homes
What this means for finish choice
For coastal homes near the beach, we always recommend the toughest finish you can live with. Water-based with high-abrasion additive (Bona Traffic HD or equivalent). Solvent-based polyurethane for hallways and entries. Hard-wax oil works but needs more frequent re-oiling near the coast.
Gold Coast pricing
$28–45/m² typical. ~10–15% premium over Brisbane for inland jobs (travel + market positioning), more for high-rise jobs (lift bookings, body corporate coordination, time loss).
Engineered overlay note
A LOT of Gold Coast apartments have engineered floors with 2–3mm top layers — often only sandable once, sometimes not at all. We measure on inspection. Don’t trust quotes that don’t include this measurement.
Sunshine Coast — subtropical premium market
Building stock
More architect-designed homes than Brisbane or Gold Coast. Lots of feature timber — wide-board spotted gum, blackbutt feature walls, mixed timber-and-polished-concrete floors. Higher quality expectations.
Climate impact on floors
- Humidity: highest in SE QLD, 70–95% summer
- Rainfall: heaviest, especially Maleny / hinterland
- Subtropical mould risk in poorly ventilated homes — affects subfloor more than finish
- Coastal homes (Mooloolaba to Noosa) face same salt issues as Gold Coast
What this means for finish choice
Premium finishes dominate. Water-based polyurethane in matte (the architectural look). Hard-wax oil on feature timber. Solvent-based less common — looks too “yellow” for the modern coastal aesthetic preferred here.
Sunshine Coast pricing
$32–50/m² typical. ~20–30% premium over Brisbane. Drivers: travel time from Brisbane, premium-finish expectations, smaller competitive market, longer travel between job sites.

- Process: coarse sand → fine sand → fill → primer → poly coats. The work is the work.
- Equipment: dust-controlled belt sanders, edgers, fine-sand orbital. We bring the same kit to every job.

- Timeline: 2–3 days on site for a typical job, regardless of region.

Should I get quotes from sanders outside my region?
Sometimes yes, especially if your region has a small market. Brisbane has the deepest pool of qualified sanders, so:
- Sunshine Coast residents — for premium jobs, getting a Brisbane quote can be worthwhile. Travel cost may be offset by competitive pricing on a larger job.
- Gold Coast residents — Brisbane quotes for big jobs (200m²+) often beat local pricing. For small jobs (under 60m²), local Gold Coast sanders usually win on travel cost.
- Brisbane residents — usually no benefit from looking outside; the market is the deepest here.

Do you charge travel costs for Gold Coast or Sunshine Coast jobs?
Yes — typically $0.80–1.20/km return from Sunnybank Hills, included as a separate line item in the quote. Travel is waived for jobs above ~$8,000 total within SE QLD.
Can you sand engineered floors in coastal apartments?
Sometimes — depends on top-layer thickness. We measure on inspection. Most engineered floors over a 3mm top layer can be sanded once. Below 3mm, screen-and-recoat is the safer move.
How does Brisbane’s humidity compare to the Gold Coast for finish life?
Gold Coast averages 5–10% higher humidity year-round, which translates to ~10–15% shorter finish life on the same product. Choosing a UV-stable, high-humidity-rated finish narrows the gap.
Do you take on jobs further north (Bundaberg, Hervey Bay)?
